LATO51 supports owners in the phase preceding the sale of a property, checking its building, planning and land-registry status and identifying any discrepancies or missing documents that could emerge during the transaction.
The studio reconstructs the property's "stato legittimo" — its lawful, officially authorised condition — by analysing building permits and available records, requesting access to municipal files where necessary and comparing the authorised condition, the land-registry records and the building as built.
Where discrepancies are found, LATO51 assesses the available routes to regularisation and handles the required building and land-registry procedures, supporting the client through to a consistent and complete set of documents ahead of the sale.
The work can also be aimed at preparing the technical documentation required for the Relazione di Regolarità Edilizia (RRE), the Italian statement of building regularity, where requested, making the subsequent exchange with the notary, the estate agency and the other professionals involved in the sale more straightforward.
