Property due diligence and advisory

LATO51 supports private clients, investors and companies in assessing existing buildings, through technical and documentary due diligence aimed at acquisition, transformation or enhancement of a property portfolio.

The analysis combines a review of planning, building and land-registry documentation with a reading of the building as it stands today, identifying critical issues, restrictions and potential for transformation.

The studio's design experience allows it to go beyond a purely documentary check: due diligence is paired with an assessment of the real possibilities of use and development of the building, in relation to the goals of the investment.

The service is carried out on portfolios of different nature and scale: historic palazzi and buildings, hospitality properties, commercial premises and corporate complexes with offices and production halls.

When required, the analysis can follow the client from the preliminary checks through to the definition of possible transformation scenarios, providing the technical elements needed to make informed decisions before buying or investing.
